<p>There&rsquo;s a second <a target="_blank" href="http://vancitybuzz.com/2012/04/urban-outfitters-west-4th-vancouver/">Urban Outfitters store</a>&nbsp;that is opening in Vancouver. Located&nbsp;on&nbsp;2199 W. 4<sup>th</sup>&nbsp;Avenue,&nbsp;in the city&rsquo;s Kitsilano neighborhood, the new UO store will open its doors on May 10, 2012, in the former&nbsp;Canadian Imperial Bank of Commerce. Originally constructed by Smith and Sherborne General Contractors in 1912,&nbsp;the buildings has gone through renovations to be transformed into the latest Urban Outfitters retail experience.&nbsp;<span id="more-34496"></span></p>
<p>The building received an addition to the rear in 1956 and another in 2001 which included the construction of a mezzanine.&nbsp;The space maintains the integrity of the existing structure and has been carefully designed to incorporate original materials and found objects wherever possible.</p>
<p>We look forward to seeing the store come together in Kitsilano. A great addition to the retail shopping market!</p>

<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">Despite the fact speakers were split on the issue, park board commissioners were unanimous in giving the go-ahead to a 56-seat outdoor patio at the Boathouse Restaurant on Kitsilano Beach.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">&ldquo;Boathouse has been a very good partner,&rdquo; Vision Vancouver board vice-chair Aaron Jasper said after the 7-0 vote at the April 16 board meeting.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">KitsFest founder Howard Kelsey and Julien Phipps of the Kitsilano Chamber of Commerce gave their support, along with Kelly Gordon, chief operating officer with Boathouse Restaurants of Canada Inc.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">&ldquo;We&rsquo;re going to be around four a long time, that&rsquo;s the reality of it,&rdquo; Gordon told commissioners in his address.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">The park board staff report noted, &ldquo;During the busy summer season the Boathouse has to turn away guests due to the high level of demand.&rdquo;</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">However, Kitsilano resident Don Haslam spoke against the proposal, which will see the patio add 56 seats through a green space buffer zone facing the residential areas.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">&ldquo;I have to say that, my gut reaction when a tenant is not paying minimum rent to the parks board, but only a percentage of gross sales, there can arise a conflict of interest, with the parks board wanting to maximize gross sales rather than to minimize problems with neighbours,&rdquo; Haslam said at the meeting.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">The patio will be a seasonal operation, running from June through September and closing at 9:30 p.m. Sunday to Thursday and 10 p.m. Friday and Saturday.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">Lynne Kent expressed her own concerns regarding the corporate ownership of Boathouse Restaurants of Canada Inc., now owned by Landry&rsquo;s Inc., which bought out parent company McCormick &amp; Schmick&rsquo;s last November.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">Kent noted that Landry&rsquo;s, which has headquarters in Houston, Texas, boasts &ldquo;dining, hospitality, entertainment and gaming&rdquo; on its website.</p>
<p style="margin-top: 0px; font-family: Arial, sans-serif, Helvetica;">Kent suggested the link to gaming may not please some people, who &ldquo;may not really want to see money being shipped out to some rich guys in Texas&rdquo;.</p>

<h2>25) City of Vancouver Greenest City 2020 Pilot Home Energy Loan Program</h2>
<p>The City of Vancouver in cooperation with Vancity, FortisBC, BC Hydro and Natural Resources Canada offers access to loans for energy retrofits including heating systems, insulation and air sealing. The Home Energy Loan from Vancity is a 12 month pilot program that will end October 21, 2012. For more information attend a workshop (see third link below). The goal is 500 homes, and loans are offered at 4.5% fixed rate over 10 years. The program also helps with accessing grants from the federal ecoENERGY program, the provincial LiveSmart BC program and FortisBC.</p>

<p>In partnership with the Real Estate Foundation of BC, Vancity provides grants up to $50,000 each to qualifying charities, not-for-profit organizations and co-operatives for projects which focus on building renovations/retrofits, regulatory changes that advance green building development, and education to increase the use of practical green building strategies. The deadline for applications was January 23, 2012. <p>Your municipality may provide grants and incentives to residents to help save water. For example, the City of Coquitlam offers residents a $100 rebate and the City of North Vancouver, District of North Vancouver, and District of West Vancouver offer a $50 rebate when residents install a low-flush toilet. Visit your municipality&rsquo;s website and enter &lsquo;toilet rebate&rsquo; to see if there is a program.</p>
<h2>28) Local Government Water Meter Programs</h2>
<p>Your municipality may provide a program for voluntary water metering, so that you pay only for the amount of water that you use. Delta, Richmond and Surrey have programs and other municipalities may soon follow. Visit your municipality&rsquo;s website and enter &lsquo;water meter&rsquo; to find out if there is a program.</p>
